Is your building ready for firefighter radio coverage?
When firefighters are inside your building, their radios have to work. Concrete, steel, impact glass and garages can block the signal, and Florida law requires buildings to meet a minimum radio signal strength for fire department communications. 305 Power Corp offers ERRCS assessment, installation coordination and annual testing for Miami-Dade buildings.

Split it across the owners
per unit if split equally. An equal split is arithmetic, not advice; how an association shares costs depends on its documents. For scale: Fort Lauderdale's high-rise citations were reported at $250,000 or more per system (Sun Sentinel via Firehouse, Nov 2025), one city's data point, not a typical price.
03Annual BDA test reminder
We email you 30 days before it is dueThe 12-month cycle is a reminder cadence. Test frequency is set by your fire marshal; the model code calls for an annual test with a report to the fire department (IFC 2021 510.6.1).
04Got a fire marshal notice?
Take a breath. Then a plan.1Read the notice closely
Write down four things: the code section (in Florida often F.S. 633.202(18)), the deadline, the inspector or office named, and what it asks for. A signal test, a permit, a working system and a report are very different jobs.
2Check whether the rule applies
Florida exempts some buildings outright (F.S. 633.202(18)(h)). Run the building checker above; it applies every published exemption and shows the source.
3Get a signal test
You cannot size a fix without measuring floor by floor. In Miami-Dade, MDFR determines whether a building needs a system after its own pre-test inspection.
4Know your timeline
In Florida, if the fire marshal requires an existing building to retrofit after the statutory dates, the owner gets at least one year from the notice of code violation to finish (F.S. 633.202(18)(g)).
5Consent, permit, install, test
The agency that holds the radio license gives written consent (F.S. 633.202(18)(d)), a permit is pulled, and the system passes an acceptance test. Then close the notice in writing.
6Is it a scam?
A real notice comes from your fire department, names your building and cites a code section. If unsure, call the fire department on the number from its own website. Nothing in the fire code makes you hire the company that found the problem.
Who should call whom
- Unit ownerTell the board or management company today. In a condo, the board decides how to respond.
- BoardCall your property manager, then book a free assessment so the next meeting has a plan, not just a problem.
- ManagerCall the contact on the notice and ask what will satisfy it by the date.
This is guidance, not legal or engineering advice. Confirm with your fire marshal. Sources: F.S. 633.202(18), MDFR BDA General Guidelines.
How 305 Power handles it
From "do we need this?" to a passed test.
Five steps, in the order Miami-Dade buildings go through them. 305 Power coordinates the team, does the electrical work, and keeps the building on the annual test schedule after.
Check the rule
Florida exempts some buildings outright. If yours is one, the checker shows it, and the cite to hand your board.
305 Power: a free walk-through and a straight answer.
Measure the signal
Stairwells, elevator lobbies, garages and rooms behind concrete are where firefighter radios drop out. In Miami-Dade, MDFR's pre-test inspection comes before any plans.
305 Power: books the pre-test and the signal survey.
Design, consent, permit
The design goes to the fire department's criteria, the radio licensee gives written consent, and the permit is pulled.
305 Power: coordinates the designer, the paperwork and the permit.
Install and acceptance test
Power, fire-rated pathways and equipment go in, then the system passes its acceptance test. The model code calls for at least 12 hours of standby battery (IFC 2021 510.4.2.3).
305 Power: the electrical work in-house, under EC13004447.
Test it every year
An annual test, with a report to the fire department, keeps the building compliant after the install.
305 Power: puts it on the calendar so the board never has to remember.

40-year building recertification
Going through recertification? Check the radios too.
Miami-Dade's 40-year recertification, and every 10 years after, includes an electrical inspection. 305 Power has years of experience in building recertification. While a licensed electrician is already walking the building, it is the right moment to ask the second question boards are now getting from the fire marshal.
- Service, meter rooms and panels
- Grounding and feeders
- Emergency and exit lighting
- Garage and exterior wiring
- Findings written up for the board

What customers say
Reviews
BBB AccreditedElectrical panel burnt out. Had 2 companies out and neither could tell me what caused the problem... 305 came out and found the root of the issue. Explained everything, got estimate and we hired them... Jorge the owner is great and his electricians are top notch! Highly recommend them.

24/7 on chat and phone
9:40 p.m. and the panel smells hot.
The office is open weekdays 7 to 4. Emergencies are not. In the full build, an AI assistant answers the website chat and the phone line around the clock, in 305 Power's voice. It knows the services, books into the schedule, and wakes the on-call electrician only when it is a real emergency.
- A Pinecrest homeowner notices a burning smell near the panel and calls the office number.
- Assistant: "If you see smoke or flames, leave the house and call 911. If it is only the smell, can you safely switch off the main breaker?"
- She switches it off. The assistant asks what she saw, the panel's age, and for a photo by text.
- Assistant: "I have texted our on-call electrician with your photo. You will get a call back in a few minutes."
- The job, address, photo and notes are in the schedule before the electrician picks up.
- Next morning, a quote for the new panel is in her inbox, with the cause written up.

Questions
Straight answers.
Still not sure? Call the office at (305) 988-9866 and talk to a person.
QDoes my condo building need an ERRCS or BDA system?
Florida law requires new and existing buildings to meet a minimum radio signal strength for firefighter radios, with exemptions for one- and two-family homes, townhouses, buildings under 12,000 square feet with no underground areas, some low-rise apartments with exterior exits and some wood-frame apartment buildings (F.S. 633.202(18)). Only a signal test shows whether a system is actually needed.
QWe got a fire marshal notice. How long do we have?
In Florida, if the fire marshal requires an existing building to retrofit after the statutory dates, the owner gets at least one year from the notice of code violation (F.S. 633.202(18)(g)). The date on your notice is the one that counts.
QAre estimates really free?
Yes. 305 Power gives free estimates, with discounts for military and seniors.
